Overview

Tucked away in a peaceful hamlet, Bracken makes the perfect first impression. Approached via winding country lanes and surrounded by pastoral beauty, it promises fresh air, a sense of freedom, and boundless tranquillity.

Bracken is a terraced cottage sleeping four, within the grounds of an impressive, Grade II-listed manor house. Built in 1677, the main house was remodelled and further wings added in the late 18th century, when the property became a rural retreat for the wealthy and influential. Its former owners include a prominent British politician and Prime Minister.

Today, Bracken encompasses sections of the former kitchen and dairy wing. This deep-seated history sits comfortably alongside updated refinements; traditional features have been restored but complemented with modern additions. 

Throughout the property, a calming neutral palette creates a sense of harmony, with subtle design touches that echo the spirit of nearby Goodwood. The open-plan living space is both impressive and inviting; its soaring ceilings and exposed beams fill the room with light, character, and timeless charm. At its heart lies a bespoke Shaker-style, finished in a soothing duck egg blue, a visual feast for any cook, equipped with premium appliances, a sleek induction hob, and a wine fridge. Even the coffee grinder has its place, a thoughtful detail that transforms the simplest ritual into a quiet moment of luxury. 

On cool or cosy evenings, gather around the wood burner for games and films before retiring upstairs for a good night’s sleep. The master bedroom, with its sloping ceiling and natural tones, is a light and restful space, complete with a luxurious king-size bed. A second bedroom features twin beds and gently channels the glory days of motorsports and aerospace.

The first floor has a family bathroom with a bath and overhead shower. Downstairs, there’s a stylish utility boot room with a WC, ample space for wellies and waterproofs, and the perfect spot for a dog bed - ideal for countryside living. With the South Downs and Kingley Vale nearby, every season brings renewed opportunities to explore.

Outside, the cottage garden feels like a private sanctuary, bathed in the soft glow of morning and early afternoon sun; an idyllic spot for lingering over coffee, losing yourself in a book, or simply savouring the quiet beauty of the countryside.

A table, chairs, and gas barbecue invite long, leisurely dinners beneath summer skies, while the outdoor copper bath offers the ultimate escape; a place to sink back, let the warmth surround you, and feel your cares ebb away. 

Secluded and special, Bracken offers the perfect retreat for wholesome family breaks or a romantic getaway. From this charming bolthole, you can balance countryside walks and quiet time in the garden with days exploring the hills, city, and coast. Bracken also makes an ideal base for Goodwood events, with the estate just a stone’s throw away.

Near Chichester, West Sussex

Although it’s based within a rural hamlet , Bracken is just north of Chichester’s centre and within easy reach of West Dean, The Witterings and Goodwood. Dip in and out of the city’s culture as you like, knowing that the natural landscape is also on tap for something a little quieter.

Where to eat and drink

We love to stop off at the Aerodrome Cafe in the middle of the Goodwood race circuit. You can drive under the racetrack and park up to watch the Spitfires take off and land! 

The Fox Goes Free has a lovely beer garden for a summer evening drink, and we love the White Horse in Chilgrove, which is a family and dog-friendly pub with great Sunday roasts and warm hospitality. Slightly further afield, the Foresters in Graffham also does a fantastic Sunday lunch.

What to do in the local area

The Centurion Way is accessed immediately across the main road from the cottage. We enjoy family cycle trips up to the West Dean Village Store for a coffee and cake for a short trip. For longer excursions you can cycle into Chichester, passing interesting Roman archaeology as you go.

You can also walk up the Trundle to the Goodwood Horse Racecourse where there are amazing views from the top of the South Downs to the sea. The Weald and Down museum is well worth a visit; as an added point of interest, this is where the BBC series The Repair Shop is filmed.
