Inside, an inverted layout means you can appreciate the best of those spectacular waterside views, from dawn to dark. Throughout the house, materials such as glass, stone and timber – complemented by clean lines, white walls and generous windows – create a sense of natural calm. As you settle in, Caspian West Sussex invites you to kick off your shoes, mix a drink, and relax.

And here, relaxation really is the order of the day. Every item has been selected with shape, form, and comfort in mind. The upstairs living area has double-height ceilings and bi-fold doors, which open to a large terrace; perfect for sea gazing and outdoor dining. An elegant – but deeply comfortable – L-shaped sofa sits in the centre of the space, forming the ideal spot to curl up with a glass of wine, a good book, or a film. For added warmth on cooler evenings, light the stylish concrete wood-burner in the corner of the room.

The fabulous contemporary kitchen is fitted with stone worktops and a central island. If you’re rustling up seafood suppers, there’s a good stock of appliances, while a picture window behind the hob and sink provides a sea view while you work. Beyond the kitchen, an overflow kitchenette contains a wine fridge, second dishwasher, and large sink.

The comfortable touches continue downstairs, where you’ll find four welcoming bedrooms. Throughout the ground floor, a neutral palette stills the mind for a good night’s sleep, while pops of colour and contemporary artwork add a splash of personality. The master bedroom with a super king zip and link, has French doors leading out to the gardens, and an en-suite with twin basins and walk-in shower. Bedroom two has a king sized bed, with en-suite shower room, and allows you direct access to the garden. The third bedroom, also a king size, features an en-suite shower room, while the fourth has a double bed and sits next door to a shower room and utility/laundry room.

Outside, you'll discover four fantastic spaces to enjoy. At the front of the house, facing the shore, a Mediterranean-style garden with tamarisk and olive trees forms a peaceful reading zone. You’ll also have the luxury of your own casual dining area, which leads straight onto the shingle beach beyond. While to the rear, surrounded by tall verbena and olive trees, there’s the allure of a relaxed seating and dining area. And, from the first floor, you can step out to the living area’s large terrace with comfortable seating and dining chairs. Caspian’s Selsey stay offers parking for three cars at the front of the property, on the shore side.

The seaside town of Selsey sits between the Witterings and Bognor Regis, just eight miles south of Chichester. It’s known for its fishing history (and its delicious crab) and for its long shingle beach, which stretches towards Pagham Harbour. The village itself is charming, with cosy local cafes, bars, and a handful of restaurants where the atmosphere is always warm and friendly. Just beyond the village are quaint spots like Sidlesham, home to the delightful Crab and Lobster pub and restaurant, a must-visit for any food lover. Selsey is famous for its crab; so do be sure to sample it during your stay.

What to do in the local area

From Caspian, walks and invigorating swims are easy. Coastal walks to Church Norton or the nearby Nature Reserve reveal stunning vistas, are perfect for reconnecting with nature. If you’re venturing further inland, the cathedral city of Chichester offers culture, leisure and shopping aplenty.
